The Cyprus market rewards patience and punishes haste. Yields look generous on paper, but the difference between a strong asset and a fragile one rarely shows up in a brochure. We underwrite every opportunity the way an institution would: comparable evidence, modelled cash flows, sensitivity on occupancy and exit. We say no to most of what crosses our desk. The few that survive that filter are the ones we put in front of you.
The work is independent. Our fee comes from the client we represent, and any sell-side commission is disclosed and credited.

- Most of our engagements involve acquisitions from €500,000 upwards, with a meaningful share of work above €2m. We will tell you frankly if your brief is better served elsewhere.
- Are you independent of developers?
- Yes. We earn our fee from the client we represent. Where commissions exist on the sell-side, they are disclosed and credited against our fee.
- Can you source off-market opportunities?
- Yes — a meaningful share of our work is pre-market or fully off-market, sourced through long-standing developer, vendor and legal relationships.
- Do you arrange financing?
- We introduce clients to Cypriot and international lenders we work with regularly, and coordinate the financing workstream alongside the acquisition.
- What about after closing?
- We can hand over to our property management desk, or remain engaged on a retainer for ongoing portfolio reporting and exit planning.
- Do you sign NDAs?
- Routinely. Every engagement begins with a mutual confidentiality undertaking.
