How much is rent in Cyprus?
A two-bedroom apartment typically rents from €650/month in Nicosia and €700/month in Paphos, rising to €1,200–€3,500/month in Limassol depending on proximity to the seafront. Villas range from about €1,400/month inland to €12,000/month for prime Limassol seafront.
How long are rental contracts in Cyprus?
Standard long lets run for twelve months with an option to renew. Landlords normally ask for one month's rent in advance plus a deposit of one to two months, refundable at the end of the tenancy subject to condition.
Are rental properties in Cyprus furnished?
Most apartments are let fully or partly furnished, including white goods and air conditioning. Unfurnished long lets are more common for larger family houses and can usually be negotiated either way.
Who pays the agency fee when renting in Cyprus?
The tenant customarily pays a one-off agency fee equal to roughly half a month's to one month's rent plus VAT, payable on signature of the tenancy agreement.
Can foreigners rent property in Cyprus?
Yes. There is no restriction on non-residents renting in Cyprus. You will need a passport, proof of income or employment, and in most cases a Cypriot bank account for standing-order payments.
What rental yields do Cyprus landlords achieve?
Gross yields typically fall between 4% and 6% on long lets, with Nicosia and Larnaca at the upper end. Short lets on the Famagusta coast can exceed this in peak season but carry higher management costs and seasonality.
