District Estimates for 2027

Limassol, Paphos, Larnaca, Nicosia and Famagusta compared on prices, yields and supply, with a worked investor allocation.

Key findings
  • The rate cycle has turned: the ECB deposit rate rose to 2.25% in June 2026 and Cyprus housing loan rates have drifted back up to around 3.23%.
  • 2027 estimates by district — Paphos +7 to +9% contracts, Larnaca +5 to +7%, Nicosia +4 to +6%, Limassol +2 to +4%.
  • Paphos is the only district whose supply pipeline share (11%) sits well below its share of transaction value (19%).
  • Larnaca is the reverse: 23% of the pipeline against 16% of value.
  • The Larnaca marina concession remains stalled, so it is upside rather than base case.
